Located in the City of Sherman extraterritorial jurisdiction (ETJ) and positioned along the path of long-term capital improvement program (CIP) infrastructure, Hickory Hill is a planned development (PD) which necessitated Morphic to draft, negotiate, and formalize a PD zoning ordinance, development agreement and reimbursement agreement to provide for the acquisition, annexation and development of the project and associated shared offsite CIP infrastructure.
In addition to managing the construction of the single-family finished lots, Morphic lead the charge on offsite easement acquisition and managed the construction of shared offsite CIP infrastructure which would serve the City beyond the limits of the planned development. The development of Hickory Hill encompassed the construction of 2-1/2 miles of offsite water, sewer, and roadways.
INTERESTING FACT: The 15-mile, 36-inch water transmission main serving semiconductor manufacturers such as Texas Instruments and GlobiTech was coordinated and designed to run along the western boundary of Hickory Hill thoroughfares to provide a clear path from the City's water treatment to the industrial area.
